Your Final Inspection: One Last Look Before It’s Yours

Everything you need to know about your pre-settlement inspection.

Settlement day is almost here — the contracts are done, the countdown is on, and soon enough, you’ll be holding the keys to your new home. But before that big moment arrives, there’s one last (and very worthwhile) step: your final inspection.

At Woods Estate Agents, we see this as your opportunity to walk through the home once more, and make sure everything is as it should be before you take ownership.

 

So, what exactly is a final inspection?

It’s a walk-through of the property that usually takes place in the days leading up to settlement. Its purpose is simple: to ensure the home is in the same condition as when you signed the contract of sale.

It’s your chance to confirm that everything promised is still in place, that no damage has occurred, and that any agreed-upon repairs have been completed.

 

What should I be checking?

During the final inspection, you’re checking that:

  • The home is in the same condition as when you purchased it taking into account fair wear and tear

  • All fixtures and fittings included in the contract are still present

  • There’s no unexpected damage since your last visit (e.g. broken windows, water leaks, etc.)

  • Any agreed-upon repairs have been completed

  • All inclusions are in situ

  • That all the vendors belongings have been removed

It’s simply to confirm that the property has been maintained and respected throughout the vendor’s final weeks at the property.

 

Can I bring someone with me?

Of course. You’re welcome to bring along a family member, partner, or even a trusted professional if you’d like. Whatever makes you feel confident and comfortable.

 

What happens if something’s not quite right?

At this stage, our role is to facilitate the final inspection. If you do spot anything unexpected it is your responsibility to discuss it with your legal representative who will then advise you of your rights and liase with the other side to resolve the issue before settlement.
