Should You Get a Pre-Sale Building & Pest Inspection Before Selling?

When preparing a property for sale, most owners naturally focus on presentation. Fresh paint, gardens, styling and professional photography all help create a great first impression.

One step that's often overlooked, however, is arranging a Building & Pest Inspection before the property goes to market.

At Woods Estate Agents, we've found this can be a valuable strategy for many sellers, particularly with character homes, acreage properties and older homes throughout the Dandenong Ranges.

Why consider a pre-sale inspection?

A pre-sale Building & Pest Inspection allows you to understand the condition of your property before buyers begin carrying out their own due diligence.

Rather than discovering issues halfway through negotiations, you'll have the opportunity to:

  • Address any minor maintenance items before they become buyer objections.
  • Decide whether larger issues should be repaired or simply disclosed.
  • Price and position your property with greater confidence.
  • Avoid surprises that can delay or derail a sale.

Reducing the risk of renegotiation

One of the most common reasons contracts fall over or sale prices are renegotiated is when a buyer's Building & Pest Inspection uncovers something unexpected.

Even relatively minor defects can create uncertainty, causing buyers to request repairs, seek price reductions or reconsider their decision altogether.

Having your own report prepared beforehand doesn't eliminate this possibility entirely, but it can significantly reduce the likelihood of unexpected discoveries becoming a negotiating tool during the contract process.

Building buyer confidence

Today's buyers are completing more due diligence than ever before.

Providing a recent Building & Pest Report demonstrates transparency and shows that you're confident in the condition of your home. In many cases, buyers feel more comfortable making stronger offers—and in some cases unconditional offers—when they already have access to detailed information.

Is it right for every property?

Not necessarily.

For newer homes, the benefits may be limited. However, for older homes, lifestyle properties, acreage, timber homes and other unique properties, it can be a worthwhile investment that helps the campaign progress more smoothly.

Our approach

We don't recommend that every vendor obtain a pre-sale Building & Pest Inspection.

Instead, we discuss whether it's appropriate based on the individual property and your circumstances. Our goal is always the same: to reduce uncertainty, build buyer confidence and give your property the best opportunity to achieve its full market value.

If you're considering selling and would like advice on whether a pre-sale Building & Pest Inspection is right for your property, we'd be happy to have that conversation.
