Your journey from preparation to SOLD

One of the biggest misconceptions about selling a home is that the campaign begins when the property appears online.

In reality, the most successful sales begin weeks earlier.

Careful preparation, thoughtful planning and coordinated execution create stronger first impressions, attract more qualified buyers and ultimately produce better sales results.

At WOODS, our role is to project manage every stage of your campaign, allowing you to focus on your move while we coordinate the many moving parts behind the scenes.

Here is what the journey typically looks like.

Stage 1: Appointing Your Agent

Typically 3–6 weeks before launch

Every campaign begins with establishing a clear strategy and putting the legal foundations in place.

This stage includes:

  • Completing the WOODS Onboarding Form
  • Signing the Exclusive Sales Authority
  • Confirming your preferred campaign timeline
  • Instructing your conveyancer or solicitor to prepare the Contract of Sale and Vendor Statement (Section 32)

Once these items are complete, we begin coordinating the campaign.

Stage 2: Preparing Your Property

Presentation has a significant impact on buyer perception.

Not every home requires major work, but even small improvements can influence the final result.

Preparation may include:

  • Painting
  • Carpet replacement
  • Minor repairs and maintenance
  • Garden improvements
  • Window cleaning
  • Pressure washing
  • Decluttering
  • Skip bin hire
  • Professional cleaning

Where appropriate, we may also recommend a pre-sale Building and Pest Inspection to provide buyers with additional confidence.

Stage 3: Styling and Photography

Usually completed during the week before launch

If professional styling forms part of the strategy, furniture is installed before photography takes place.

This stage generally includes:

  • Property styling
  • Photography
  • Floorplans
  • Videography, where applicable

Photography usually occurs the day following the styling installation, although timing can occasionally allow both to happen on the same day.

By this point, we also aim to have received the completed Contract of Sale and Vendor Statement from your legal representative.

Stage 4: Campaign Preparation

While photography is being edited, our team prepares everything required for launch.

This includes:

  • Professional copywriting
  • Brochure design
  • Online listings
  • Social media content
  • Buyer database communications
  • Signboard production
  • Final approval of all marketing material

This is where the campaign really starts to come together.

Stage 5: Campaign Launch

Campaigns generally launch between Tuesday and Thursday to maximise online exposure before the weekend.

Your property is promoted across:

  • realestate.com.au
  • Domain
  • The WOODS buyer database
  • Social media channels

From this point, buyers begin making enquiries and booking inspections.

Stage 6: Buyer Inspections and Negotiation

With the campaign underway, our attention turns to the buyers.

Our role now is to:

  • Conduct inspections
  • Follow up every enquiry
  • Gather buyer feedback
  • Manage negotiations
  • Create competition
  • Achieve the strongest possible outcome

Every conversation matters during this stage, and skilled negotiation is often where the greatest value is created.
